Parcel layout on rural land sub-divides is a delight to plan for.

Thinking through the inheritance that these new homestead sites will offer their future buyers is a joy of mine. Part of my job as a land planner is to consider a property before some buys it, and from the earliest stages of site assessment, determine how it may best be developed or sub divided. In this case, a 1200AC tract being split into multiple pristine homestead sites, each with their own hills (ridgelines) and hollars (ravines).

We need to design with Creation's existing forms, celebrating resources and features such as streams or hillside views, and redeeming those which have good potential for redevelopment.

This hilly plan with high-density yield goals is split down the middle by a stream corridor, which makes for a great linear-trail park and natural-feature open space for all to enjoy. Plus, pocket park bump-outs make for pleasant ends to longer blocks of housing.

I get it & share those frustrations!

That's one of the reasons why I practice land planning in the housing developmeny sector - to bring truth, beauty, and goodness to the craft of master planning communities!

Optimizing landforms to give homeowners the best possible options is key - whether that's fronting onto open space pocket parks or providing creek frontage along a pristine stream corridor. Experiential placemaking is always on my mind!

I had the privilege of working on this one from start to finish while at @gambledesigncollaborative , as part of the powerhouse team of great mentors, colleagues, and professional consultants (civil engineers, architects, etc.). From entitlement coordination to construction drawings and administration, this is an intimately-familiar project among my portfolio of works, & one that I'm particularly proud of.

This prominent and beloved site in Franklin TN is currently under construction and renovation, but has already completed much of the work that I personally helped design and specify - such as this highly-designed plaza space underneath of the Factory's iconic Water Tower ^^^

Have you been to and/or heard about the Factory? You should! It's a great and vibrant space to visit, full of mixed-use business opportunities and a myriad of places to socialize.
